Steve Sadler
Vice President, Strategic Business Services, Post Apartment Homes LP

Steve Sadler has been with Post Properties, a developer and operator of upscale multifamily apartment communities, for over 10 years and brings to his current position 24 years of telecommunications experience. His experience ranges from design, specification, and cost estimation of communications infrastructure systems to the implementation of integrated voice, data, and video networks. He has national responsibility for ancillary services contracts, energy management and procurement, Post’s inhouse utility billing system and strategic oversight of the branded Post Smart structured wiring system.

Mr. Sadler chairs Post’s Green Committee and also works on various local and national apartment association initiatives. He earned a B.S. from Georgia Southern University.

Cheryl Barraco
Director of Telecommunications, Avalon Bay Communities, Inc.

Cheryl Barraco joined AvalonBay Communities in 1997, bringing more than 15 years of sales and marketing management experience to the multifamily industry. At AvalonBay, which develops, acquires and manages high-quality apartment communities in high barrier-to-entry markets, Ms. Barraco is responsible for developing telecommunications strategies and managing successful project execution. She also leads and coordinates ancillary-related projects between third-party service providers, AvalonBay’s construction department and AvalonBay’s property management to ensure a positive customer service experience and seamless deployment of broadband capabilities.

Ms. Barraco holds a Bachelor of Science in Business Administration from the University of Missouri St. Louis, where she graduated magna cum laude.

Kathleen Austin
Assistant Vice President, Equity Residential

Kathleen Austin is an Assistant Vice President - Revenue Partnerships at Equity Residential, a position she has held since 2007. She leads a team responsible for negotiating, implementing and managing initiatives to increase the company’s ancillary revenue. Areas of responsibility include revenue partnerships with cable and telephone companies, renter’s insurance, common area laundry, antenna and vending services in addition to other service providers.

Prior to joining the Revenue team at Equity, Ms. Austin spent seven years as in-house counsel for Equity working on a variety of issues/areas of the company including revenue, procurement, IT and corporate housing.

Ms. Austin holds a B.S & a J.D. from Indiana University, Bloomington.

Mark Bershenyi
Director of Contracts
Archstone Smith

Mark A. Bershenyi is director of contracts for Archstone, a Denver-based owner and developer of upscale apartment communities. Since joining Archstone in 2005, he has focused on developing partner relationships for video, voice and data services used by Archstone residents as well as growing the company’s ancillary income and national accounts program. He previously spent more than 20 years in telecommunications working in a variety of management roles encompassing both sales and operations. Mr. Bershenyi holds a master’s degree in public admin-istration from the University of Colorado.

Michael Greene
Sr. Director – Business Services

As senior director of business services with Greystar, Michael Greene is responsible for oversight of the company’s revenue management program and other specific ancillary services, including the development of a video and data advisory services platform for property management clients. Michael has 24 years of industry experience in senior asset and property management capacities with several institutional firms, including a pension advisor, REIT and savings bank. He earned a BBA from Texas Christian University and an MBA from University of Texas at Arlington. A licensed real estate broker in nine states, he holds the CPM designation of the Institute of Real Estate Management.

Scott Casey

Education Realty Trust

Scott Casey oversees all technology-related aspects of corporate and property initiatives for Education Realty Trust, one of America’s largest owners, developers and managers of collegiate housing. From 2000 through 2003, he was CIO and senior vice president of Orange Lake Resort & Country Club in Orlando Florida. He began his career at Arthur Andersen in 1990, where he was director of technology. He worked nationally with the firm to develop software initiatives, small business consulting services and new IT policies and procedures.

Michael Halbrook
AVP, Director Business Development
Mid-America Apartment Communities

Michael Halbrook is responsible for the creation and implementation of new value-adding opportunities for MAA, which owns and manages 129 communities with 34,000 units. He manages MAA’s third-party partnerships, oversees all telecom strategy and relationships and directs the ancillary services department.

Prior to joining MAA, Mr. Halbrook spent four years as the director of real estate for White Horse Capital, a Memphis-based student housing firm. He holds a B.S. in criminology from Arkansas State University and an MBA from Christian Brothers University.

Jorge de Cárdenas
Sr. Vice President Information Technology
American Campus Communities

Jorge de Cárdenas is responsible for information technology at American Campus Communities Inc. Prior to joining American Campus, he was director of product management for emerging technologies at Visa. Mr. de Cárdenas began his career developing software for NASA at Lockheed Engineering and Science. He was also cofounder and principal consultant of Everest Technologies Inc., an oil and gas IT consulting firm that was sold to SAIC Inc. Mr. de Cárdenas received a B.S. in computer science with specializations in mathematics and management from Texas A&M University.

Kent McDonald
Vice President of Ancillary Services

Kent McDonald serves as vice president of Ancillary Services for Apartment Investment and Management Company, a real estate invest-ment trust headquartered in Denver. Ancillary Services generates ancillary income and provides supplemental services to residents through partnerships with national vendors. Services include utilities, telecommunications, laundry and vending and other partner affiliations. Ancillary Services negotiates all communications service provider agreements for AIMCO residents and works with AIMCO’s Construction Services and Property Operations groups to implement resident comm-unications.

Mr. McDonald has been with AIMCO since 1999. He earned a bachelor’s degree in 1995 and a master’s degree in 2001.

Brian McIntire
Director of Information Technology
Buckingham Companies

Brian McIntire is in charge of information technology solutions for Buckingham’s development, construction and property management divisions. This includes financial, operational, training and human resource applications as well as low-voltage design and negotiations of video and Internet revenue share and bulk agreements. The critical infrastructure improvements at Buckingham that he has completed include installation of a new corporate data center and a wide-area network, server virtualization, disaster recovery and hardware and software stand-ardization. McIntire has more than 20 years of experience in information technology, including positions with Sprint, U.S. Robotics/3Com and other companies. He holds a bachelor’s degree from the Indiana Institute of Technology.

Ryan McGrath

Ryan McGrath oversees all divisions of Asset Plus, focusing on daily operations, strategic management and development of the company’s core culture. He holds CCIM and CPM designations and is a licensed real estate salesperson and an active member of ULI. He has been recognized as a JPM Top 30 Under 30 and one of Texas’ CRE Rising Stars. Prior to his work at Asset Plus Companies, he earned his Series 7 License while working in the investment banking division of Goldman Sachs. He holds degrees from Vanderbilt University and the London School of Economics.

Steve Merchant leads a team that builds and implements initiatives to increase Equity Residential’s revenues. His areas of responsibility include revenue partnerships with cable and telephone companies, banks, rental insurance companies and other service providers; bad debt collection; customer intelligence gathering and analysis; resident retention training; interactive marketing; and the company’s resident portal. Prior to joining Equity Residential, Mr. Merchant has also held positions at Sears and Bain & Company. He has a bachelor’s degree from the University of Kansas and an MBA from the Wharton Business School at the University of Pennsylvania.

Karen Seemann
Director Ancillary Income
Essex Property Trust

Ms. Seemann is responsible for developing and creating value through ancillary income programs. Her responsibilities include inhouse collections, negotiation and selection of telecommunications, Internet and other service providers. Ms. Seemann is also responsible for the utility recovery program, renters insurance program and investigating new services and products for possible implementation companywide. Ms. Seemann joined Essex in 1998 as the general manager of Bunker Hill Towers in downtown Los Angeles and has headed up the ancillary income department since 2000. Previously, she was a commercial property manager with PM Realty Group for 15 years, managing office, retail, industrial and medical buildings throughout Southern California.

Letitia Y. Tucker
Director of Ancillary Services
UDR Inc.

Letitia Tucker joined UDR Inc. in January 2011 and is responsible for managing partnership strategies and the growth of ancillary services income. She has more than 17 years of multifamily housing, legal and operations management experience and has facilitated the development, construction and service monitoring of more than $30 billion dollars’ worth of multifamily housing and commercial real estate development. Previously, Ms. Tucker held management positions at Borden Capital Management Partners, Capmark Financial Group Inc. (formerly GMAC Commercial Holdings) and BBVA Compass Bank. She earned her bachelor’s and master’s degrees in business and finance from Mount Vernon Nazarene University.
